| (Lamoine) — If a lull existed, it’s apparently over for
the Planning Board. The July agenda includes four preliminary subdivision
applications, three of them for the 11-lot minor subdivision limit. The
fourth proposal is for a two lot subdivision.
Two of the proposed subdivisions are contiguous, between Needles Eye Road
and Partridge Cove Road on property owned by Steve Joy and a corporation
in which he’s the principal owner. The Planning Board will examine
closely whether the proximity of those proposals constitute a major subdivision
which requires the developer to set aside a large portion of the lot as
open space.
Another proposed subdivision is on land owned by Duane and Julie Crawford
between Shore Road and Lamoine Beach Road, and also proposes 11-lots.
The same piece of land is also under consideration by the Public Works
Study/Land Search Committee as potential municipally owned land for either
school or other town purposes. (see related article

The two lot subdivision proposal comes from Gary Murphy and John W. Goodwin
on Mr. Murphy’s land on Partridge Cove Road. The proposal would
carve two house lots from the Murphy land.
The initial proposals are considered pre-applications and were reviewed
by town staff prior to submission to the Planning Board. Code Enforcement
Officer Dennis Ford noted questions for the Board on all three applications.
If the Board finds the applications complete, a site visit on each parcel
will be scheduled and the Board will await the full application. Once
a full, formal application is found complete, then a public hearing would
be scheduled, and the Planning Board could take action on whether or not
to approve the proposals.
