Public Hearing for changes to Shoreland Zoning Ordinance and Building and Land Use Ordinance

Call to Order: 7:02 pm
Chair Holt explained that this was an opportunity for the public to ask questions and provide feedback on proposed wording changes to SZO and BLUO
1st change, BLUO section 13, cluster housing - removing language about public water and sewage requirements and providing further details regarding common open spaces.
Public comments focused on the referencing of other ordinances, particularly the SZO and Flood Plain Management Ordinance.
Changes to the SZO were in response to a requirement of the State of ME that our ordinance be brought into compliance with state regulations. Changes include:
> Pages 5-7 - non-conforming structures
> Pages 25-30 - clearing and removal of vegetation
> Shoreland Map - add Archer Brook to steam protection zone.
Board will check with State about adding Shoreland Zone and Wetlands to commercial and industrial restrictions.
Board will look into having Flood Plain Ordinance reference most recent data or flood insurance study by FEMA to avoid having to go through town meeting to update the ordinance.
